  1. We are an Agent for the Landlord - Abingdon Moore Realty acts solely for the Landlord and you are advised to seek independent advice with respect to this application, the condition and suitability of the property for your needs and any tenancy agreements you enter into.
  2. Applications are NOT guaranteed - We often receive several applications for the same property and while you may have excellent references and credit, the Landlord reserves in their absolute discretion the right to select the Tenant for their property. Furthermore, for privacy reasons, we do not disclose any reasons for the rejection of the application. Due to a high volume of applications for multiple properties, we may be unable to communicate with you, should your application be unsuccessful.
  3. ALL tenants must obtain and carry Tenants Insurance - All tenants will be required to obtain content & liability insurance (minimum of $2,000,000) and provide proof upon signing of a Tenancy Agreement.
  4. ALL tenants must pay a Security Deposit and possibly a Pet Deposit - A Security Deposit equal to half of the monthly rent will be required upon signing of a Tenancy Agreement. Furthermore, if a pet is approved, an additional amount equal to half of the monthly rent will be payable for a Pet Deposit.
  5. Application must be completed IN FULL - Please ensure you provide the previous 3 residences for rental history on your application. All applications are subject to approval of a credit check.
